Educating the homebuyers and home sellers
For the homebuyer, just make your self aware that there are programs available that could help you purchase a home and that they are not based on income or zip codes. When using a charitable organization, understand that when you make you offer to purchase the home, instead of asking the seller to "negotiate the price" by offering less money, offer to pay their listing or asking price, contingent upon the seller agreeing to participate in the down payment assistance program. As a buyer, when you ask that of the seller to participate, you are in effect asking for the seller to lower their price. Also please understand, from the buyer's perspective, with out the seller agreeing to the program, you will not the home. Try and create a win / win situation and you will find yourself owning a home instead of renting a home.
